VA financing sets VA loan limits for each county in California. This is in most cases the maximum VA loan amount you can get with 100% financing. You can go over these VA loan limits in California if you put money down or have equity in your property for a refinance. Below are the VA loan limits for the larger counties in California:
- Los Angeles VA loan limit: $593,750
- San Diego VA loan limit: $437,500
- Alameda VA loan limit:$962,500
- San Francisco VA loan limit:962,500
- Orange County VA loan limit:$593,750
- Riverside County VA loan limit:$417,500
- Fresno County VA loan limit:$417,500
- San Bernardino County VA loan limit:$417,500
- Sacramento County VA loan limit:$418,750
- Santa Clara County VA loan limit:$633,750
- San Mateo VA loan limit:$962,500

And as I said earlier, the above maximum VA loan amounts are for 100% financing. You can go above these limits with a small amount down or on a VA refinance if you have equity. Here are some examples. Say you wanted to buy a $800,000 house in Los Angeles County with a VA loan. You would take the purchase price of $800,000 minus the Los Angeles County VA loan limit of $593,750 = $206,250. Than multiply $206,250 X .25 = $51,625. So you would have to put $51,625 to buy a $800,000 home with a VA loan in Los Angeles County. That’s only a little over 6% down! Or if you wanted to do a VA refinance and you have a $800,000 home in Los Angeles County, you could refinance up to a loan amount of $748,375. You can apply this formula to any county if you go over that counties VA loan limit.
