One of the unique aspects of VA financing is that a termite clearance is required on every VA purchase loan. Termites are wood destroying pests that are a part of nearly every house ever built. Most every house is going to have some level of termite damage.
When you get a VA loan in California, you will also have to get a pest inspection as part of your preparation to close on the house. The VA borrower cannot pay for this inital inspection, usually the Realtor or the seller pays for it. The termite inspections are usually free or maybe $75. The termite inspector will produce a report that outlines the section 1 and section 2 termite damage on the house. VA loan guidelines only require that you fix the section 1 items from the termite report. Section 2 items are issue that may lead to future termite damage.
Now if there is section 1 work to be completed in order to produce a termite clearance report for VA loan eligibility, someone of course has to pay for this work to be done. Section 1 termite work can range from a few hundred dollars into the many thousands of dollars. Many times the seller will pay for this work to be done. Think about this when you are first writing up your offer to purchase the home, you may want to have your Realtor add a clause for the seller to pay for a termite clearance. If the seller does not want to pay, the VA borrower can pay for the termite work to be done. Some lenders will not allow the VA borrower to pay for this work to be done, but we will allow this if they choose to pay.
